WHAT CONSTITUTES AN EMERGENCY REPAIR?
Section 214 of the RTRA Act defines emergency repairs as work needed to repair any of the following:
- a burst water service or a serious water service leak;
- a blocked or broken lavatory system;
- a serious roof leak;
- a gas leak;
- a dangerous electrical fault;
- flooding or serious flood damage;
- serious storm, fire or impact damage;
- a failure or breakdown of the gas, electricity or water supply to the premises;
- a failure or breakdown of an essential service or appliance on premises for hot water, cooking or heating;
- a fault or damage that makes the premises unsafe or insecure;
- a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant of the premises;
- a serious fault in a staircase, lift or other common area of premises that unduly inconveniences a tenant in gaining access to, or using, the premises.
If you have an emergency at the premises, please follow these steps;
- Consider whether the repair is an emergency or if it can wait until tomorrow or the next working day.

- Need emergency help during or after a flood or storm? 132 500 is the number to call if you require the State Emergency Service (SES), during floods and storms or other similar events. If the situation is life threatening, always call Triple Zero (000)
- Power outages please call ENERGEX 136 262 in the first instance to check if there is an issue with the power grid in your area.
- Gas outages please call Origin on 132 461 or your provider (and check if the gas bottle needs to be replaced)

In all instances you MUST notify our office immediately in writing of any emergency repairs that may be resolved after hours
PLEASE NOTE: If you contact the afterhours emergency maintenance and it is determined the matter was not an emergency or the repairs required were a result of tenant neglect, you will be liable for any after-hours call-out fees and other associated costs from that contractor.
